Phase I Environmental Site Assessment

    Overview

    A Phase I Environmental Site Assessment (ESA), when conducted in adherence to the ASTM Practice E 1527-21 for Environmental Site Assessments, is the standard for real estate due diligence in the environmental industry. The Phase I ESA is a comprehensive assessment that provides Innocent Landowner Defense to prospective purchasers and their lenders, and provides defense to environmental liability under the Comprehensive Environmental Response, Compensation, and Liability Act of 1980 (CERCLA).
